Room-by-room, not a block estimate: every Manual J here models each room separately: its walls, windows, orientation, and share of the load. That is what Manual S equipment selection and Manual D duct design are built from, and what IRC M1401.3 enforcement expects. A cheaper "block load" treats the whole house as one box: fine for a rough tonnage answer, unusable for duct design.
How sizing works: tiers are based on conditioned floor area from your plan set, not lot size or garage. Your price is locked when we confirm your order, before you pay anything. If your plans put you near a tier line, we quote the lower tier unless the drawings say otherwise.
Which report applies in your state?
Manual J is required under IRC M1401.3 in essentially every jurisdiction, so we prepare it in all 50 states. Energy code compliance is the part that varies: some states run their own framework instead of the IECC envelope path REScheck is built for. Pick your state and we will tell you straight.
