Terms of Service

Plain-English terms for ordering a report from The Plans Examiner. Last updated September 1, 2026.

1. Who we are

The Plans Examiner is a service of EverCodex Systems LLC, a Washington limited liability company based in Spokane, WA. Reports are prepared and reviewed by Travis Smith, an ICC-Certified Residential Energy Inspector / Plans Examiner.

2. What you are buying

We prepare residential compliance documents: ACCA Manual J load calculations, Manual S equipment selection, and, when open, REScheck energy code compliance reports. Reports are calculated in ACCA-approved software from the plan set you provide and are reviewed by a named examiner before delivery.

We are a private practice. We do not issue permits, approve plans, or act on behalf of any building department. Final authority over your permit rests with your building official.

3. What we are not

We do not provide engineering services and do not hold ourselves out as engineers or architects. If your jurisdiction requires a stamped or sealed calculation from a licensed design professional, you are responsible for obtaining it. We will tell you if we believe that applies to your project.

4. Pricing and payment

Manual J is priced by conditioned floor area as shown on the pricing page. Your price is confirmed in writing after we review your plan set and before any payment is due. If your plans place you near a tier boundary, we quote the lower tier unless the drawings clearly say otherwise. Payment is by card through Stripe. Charges appear on your statement as EVERCODEX.

5. The guarantee

Accepted, or we fix it free. If your building department rejects a report we prepared, we revise it at no charge until it is accepted. This covers revisions to the report as submitted for the plan set we reviewed. It does not cover changes you make to the design after delivery, a different plan set, a different jurisdiction, or a different code edition; those are a new order.

6. Refunds

You may cancel for a full refund at any time before we begin work on your plans. Once work has begun, the fee is earned and non-refundable; the guarantee in section 5 is your remedy if the report is rejected.

7. Your responsibilities

You are responsible for sending the correct and final plan set, telling us which code edition and jurisdiction apply, and confirming details we cannot read from the drawings. Reports built on incomplete or superseded plans may not be accepted, and re-running a report against a new plan set is a new order.

8. Turnaround

Standard turnaround is two business days from the time we have a complete plan set and confirmed order. Rush service is available by arrangement. Turnaround times are targets, not guarantees.

9. Limitation of liability

Our total liability for any claim arising from a report is limited to the amount you paid for that report. We are not liable for construction delays, holding costs, lost profits, or other indirect damages. Nothing here limits liability that cannot be limited under Washington law.

10. Ownership and use

Reports are prepared for use by the applicant or contractor of record on the project named in the report. You may submit them to your building department and share them with your design and construction team. They may not be resold or reused on other projects.

11. Governing law

These terms are governed by the laws of the State of Washington. Any dispute will be resolved in the state or federal courts located in Spokane County, Washington.
